FEATURES Features of Expat Rent Report

FEATURE 01

Rental market data by REDAC, a nationwide housing brokerage firm

While it is possible to gather information on the U.S. housing market on the Internet, it is impossible to identify the actual properties where Japanese expats live. At REDAC, we utilize rent data accumulated through our own housing brokerage services to create realistic and useful rent reports for our clients.

FEATURE 02

Specializing in areas where Japanese expats live

The criteria for selecting a residential area are completely different for single or married couple households and households with school-aged children. We have mapped the properties selected based on the needs of each household and surveyed the rental rates in nearby areas. In the U.S., rents often change drastically just by crossing a single street. Our surveys reflect the actual conditions of each area.

FEATURE 03

330 cities surveyed, over 420 purchasing companies

We regularly survey 20 U.S. cities each year. In addition, we can conduct surveys in cities of your choice on-demand to meet your needs. To date, we have surveyed 330 cities worldwide and more than 420 companies have purchased our Expat Rent Report.

FEATURE 04

Utilized to identify rents in new expansion areas

Researching an unfamiliar area is not only time-consuming and labor-intensive, but also limits your ability to do it on your own. Let REDAC’s professional team prepare a report that will give you an idea of the appropriate residential areas and rent levels for your new location.

Features of Expat Rent Consulting

FEATURE 01

Capture market trends at your location

We pick up the areas where expats of Japanese companies live in the cities you specify and survey the rent trends for the past 10 years in each area (*Survey may not be available in some cities). Unlike general market rent data, we focus on housing for expats of Japanese companies, so we can confirm practical figures.

FEATURE 02

Able to create a balanced matrix between households and cities

The housing layout required differs by household type, such as single, married, or households with children. The cost of living varies by state and city, rent price ranges also need to be researched for each city. In addition, a detailed matrix approach is effective in setting the amount of rent subsidy that also takes into account the position.

FEATURE 03

Residential status of expat households can be verified

The report provides up-to-date information on the current status of the area in which the households currently residing in the area reside. The report provides information on rent trends and rent price ranges by floor plan in the target area, which can be useful for verifying the adequacy of your company’s rent subsidy amount.

FEATURE 04

Rent caps can be set based on expert advice

We can help you set rent caps in line with your company’s policies, taking into account historical rent trends and household balance. By using objective indicators and maintaining fairness among expats, we can help you set a highly acceptable amount.

REVIEWS

Company A
(Trading Company)

Our headquarters in Japan has been deciding on rent subsidies for expats posted to the U.S., but we found that the source of information that had been used as the basis for the subsidy amount did not match the actual living conditions of the expats in the first place. In addition, there used to be no data available for smaller cities, but now that we have commissioned REDAC to conduct a survey, we are able to set the subsidy equally for each city.

Company B
(Manufacturer)

We purchase REDAC’s Expat Rent Report to get a better understanding of the market in updating our internal policies each year. I feel that the efficiency of updating internal regulations has increased because I can get figures specific to the area where expats of Japanese companies live and I don’t have to do endless research on general websites where I can’t find answers.

Company C
(Pharmaceutical Company)

I purchased this information as evidence when negotiating a rent subsidy increase for expats to the Japanese headquarters. It was helpful to have benchmark data that could ensure equality and fairness in each city.
