This service matches companies that have excess space and are considering space optimization and cost reduction through subleasing with companies that are looking for new leased space at a relatively low cost. Careful selection of sublessees is very important because from the owner’s perspective, the sublessor (the company subleasing the space) cannot escape payment responsibility until the contract expires. For example, if the sublessor is a U.S. company, you can expect to spend more time and money on credit screening. With our REDAComa Sublease Match, both the sublessor and the sublessee are likely to be Japanese companies, which significantly reduces the risk. *REDAComma” is an abbreviation for REDAC Commercial (commercial real estate).

Deciding on the direction for your office early and allowing ample time for preparations will make negotiations smoother and more favorable. We will select the most suitable listing agent based on the area’s characteristics and collaborate with them to support the building owner’s lease agreements. For tenant recruitment, the listing agent we partner with will generally provide support. As our company specializes in tenant brokerage, we do not directly assist with tenant recruitment. However, depending on the circumstances, we may be able to assist, so please feel free to contact us for further discussion.
Registration for the subleasing match service is free of charge. However, if a tenant is found and the subleased space is rented out, the landlord will be required to pay a commission fee to REDAC, as the broker.
This matching service is free of charge. However, we do charge a specified brokerage fee for real estate brokerage services required to conclude a sublease contract.

Lease contracts for commercial real estate are usually long-term, mostly 5 to 10 years, but in the case of sublease contracts, depending on the convenience of the owner, it may be possible to sign a contract for a shorter period, and the advantage is that a long-term commitment is not required.
